Bookings for the 638-unit EC will be conducted on July 25. The launch pricing will be released closer to the booking date. But indicative pricing from property agents put prices for:
- two-bedroom units at S$599,000 to S$680,000,
- three-bedroom units at S$699,000 to S$820,000,
- three-bedroom premium units at S$769,000 to S$850,000,
- four-bedroom units at S$869,000 to S$990,000, and
- five-bedroom penthouses at S$1.318 million to S$1.38 million
The EC is located next to the upcoming Canberra MRT station along the North-South Line. Construction work on the station, located between the Sembawang and Yishun stations, has begun. The station is expected to open by 2019.
Unit sizes range from 732 square feet for a two-bedroom home to 1,711 sq ft for a five-bedroom penthouse.
The EC comprises eight blocks rising up to 12 storeys. The buildings have a brown sandstone-inspired facade, with unique jetty balconies. Besides the usual amenities, there is also a junior skating rink for children.
Chia Ngiang Hong, CDL’s group general manager, said: “The north of Singapore is poised for a new burst of life. Near The Brownstone is the up-and-coming Jalan Legundi lifestyle enclave with vibrant new cafes. There are plans to build an integrated wildlife park in Mandai and transform Woodlands into a buzzing commercial hub.”
There is also an upcoming Yishun transport hub, North-South expressway and a proposed Rapid Transit System connecting Woodlands to Johor Baru.
The Brownstone is designed as a luxury EC. It is developed by CDL and TID Pte Ltd, a joint venture between Hong Leong Group Singapore and Mitsui Fudosan.
The Brownstone is CDL’s seventh EC project after The Florida, Nuovo, The Esparis, Blossom Residences, The Rainforest and Lush Acres, all of which are fully sold.
Three agencies – GPS Alliance, ERA and PropNex – are marketing The Brownstone.
The project will be built using the high-productivity and government-touted prefabricated prefinished volumetric construction (PPVC) method. CDL said it is likely the world’s largest application for a large-scale residential development.
This is expected to increase productivity by more than 40 per cent, which translates into some 55,000 man-days saved, compared to conventional construction methods. The EC is also expected to complete ahead of schedule by four months as a result.
